The villa
Light, quiet and nothing to fix
Forest Villa 86 sits on its own plot on the edge of Vakantiepark Schaijk. From the living room you look straight out onto the greenery, and the large windows keep it light all day. The villa was completed in 2022, has energy label A and underfloor heating, and comes fully furnished.
Downstairs you have the living room, the open kitchen with dishwasher and combination microwave, a separate toilet and a bedroom with its own bathroom. Upstairs there is a second bedroom, also with its own bathroom. That works well for two couples travelling together, or when the grandparents come along for the weekend.
The house is surrounded by a garden with a terrace. The park looks after the greenery on your plot, so you can arrive, make a coffee and sit outside.

Own use and rental
Enjoy it yourself, and rent it out when you're away
A second home of your own, without the work that usually comes with one. You book your own stays, and Summio takes care of the rest.
A year at the villa yourself
Each year you choose whether you want to use the villa yourself. If you do, the rental agreement allows you to stay there for up to 89 days, on your own or with family. You reserve those days through Summio's owner portal. What is available depends on existing bookings and how early you book.
Handles the rental
The rest of the year, Summio Parcs rents out the villa and handles the bookings, cleaning and contact with guests. Bookings that have already been made transfer to the new owner. In recent years the rental income was enough to cover the villa's annual costs.
Fixed villa costs per month
An estimate based on current costs, excluding VAT: the park fee of about €2,500 a year, municipal taxes, internet and insurance. The park fee covers, among other things, the upkeep of the roads, the greenery and your own garden. Energy and water come on top, roughly €50 to €110 a month depending on use.
Rental through Summio comes with the villa and transfers to the new owner. You can get the terms and a cost overview from the estate agent.

Frequently asked questions
Good to know
Own use and rental
How does renting through Summio work?
Rental is handled by Summio Parcs. The rental agreement comes with the villa: as the buyer you sign it, and bookings that have already been made transfer to you. So you buy the villa with guests who have already booked. Summio handles the bookings, the cleaning and contact with guests.
Over the last few years the rental income was between roughly €5,300 and €9,500 a year, excluding VAT, which was enough to cover the villa's annual costs. Income and costs vary from year to year, depending on occupancy and own use among other things. Past results are no guarantee for the future. Serava can give you the figures.
Can I stay there myself?
Yes. Each year you choose whether you want to use the villa yourself. If you opt for own use, the rental agreement allows you to stay for up to 89 days a year, on your own or with family. You reserve those days through Summio's owner portal. What is available depends on existing bookings and when you book, so it pays to book early, especially in the school holidays. Serava can give you the exact terms.
If you would rather rent it out as much as possible, you can still book the villa as a guest. When you use it yourself, you only pay for the final cleaning and any additional charges.
Can I live there permanently?
No, permanent residence is not permitted. The villa is meant as a holiday home.
Costs
What does the villa cost per year?
Based on current costs, the fixed costs of the villa are about €350 a month, excluding VAT. Any mortgage payments come on top of this. The biggest item is the park fee of about €2,500 a year. On top of that you pay municipal taxes, internet and insurance.
Energy and water depend on use. With the villa rented out, these came to between roughly €600 and €1,300 a year over the last three years, so about €50 to €110 a month. Serava can give you a detailed cost overview.
What does the park fee cover?
The park takes care of security, the upkeep of roads, greenery, ponds, playgrounds, lighting and sewers, waste collection and pest control. The greenery on your own plot is maintained too, so there is no garden for you to look after.
What about the furniture and contents?
The villa is fully furnished, and the contents must be taken over for about €10,000. All holiday homes in the park are furnished in the same way, so you cannot change or personalise the interior yourself unless Summio agrees.
Buying and viewing
Do I own the land as well?
Yes. You buy the house with 321 m² of land as full freehold, with no ground lease.
What do “k.k.” and “excl. VAT” mean?
“K.k.” stands for “kosten koper”, which means the buyer pays the costs of the transfer, such as the notary and the land registry. The asking price excludes VAT.
How VAT works out for you on the purchase and afterwards depends on your personal situation, the way the villa is rented out and the tax rules. Because the villa is let through Summio, you become a VAT-registered business in the Netherlands: you need a Dutch VAT number, file a VAT return every quarter and can reclaim the VAT on the purchase and the costs. Have a tax adviser or the notary assess this before you buy. Serava can give you the information on the terms of sale.
Can I get a mortgage for the villa?
There are ways to finance a holiday home, but the conditions vary by lender and by situation. Talk this through with a mortgage adviser.
How do I book a viewing?
Viewings are arranged by Serava Makelaardij. Fill in the contact form or call +31 35 234 0434 and they will set up an appointment with you.
